Rental Policy

To See a Unit: A scheduled appointment must be made in order to see an available unit. The only exception is if there is an open house during pre-determined hours in which people are welcome to stop by at their convenience.

What is Need to Rent an Apartment or Home?
• Phase 1: Application – Each adult 18 or over living in the home must complete a rental application form. There is no fee to fill out or turn in an application.
• Phase 2: Fees – There is a $40 per adult processing fee to run the credit and background check. The fee may be paid by cash, check, credit card, money order, or cashier’s check. Once these are processed, the fee is non-refundable.
  • Processing Time – It usually takes one to two business days to process an application. However, it may take longer depending on difficulty of verifying information.
  • • Phase 3: Fees – The security deposit must be paid by cash, cashier’s check, or money order. The rent for the remaining days of the month must also be paid by cash, credit card, cashier’s check, or money order. If the move-in date is after the 25th of the month, the following month’s rent must also be paid.
  • Move-in – Before you can move in, the security deposit and rent must be paid, as well as the lease must be signed by both parties.

Whom Will We Rent to?
We will not discriminate based on race, color, creed, national origin, marital status, age, sex, source of income, or other form of discrimination prohibited by law. We do, however, have an obligation to accept only those applicants who are able to pay the rent, are willing to care for their residence, and are considerate of the rights of their neighbors.
We screen applicants based on the following criteria:
  1. • Amount of Income: As a general rule, gross monthly income should be at least three times the monthly rent. If your income is less, then we will still consider your application if you can demonstrate in some other manner that you will be able to pay the rent.
  2. • Income Security: The length of time at a job, and/or the stability of other income sources. In general, we expect an applicant to have worked at the same job for at least a year, or we may require a higher security deposit.
  3. • Past Problems: We check previous landlords and run a credit and background report on every applicant. If we receive poor references, we will deny the application or may require a higher security deposit.

Limits on Number of Occupants: To avoid overcrowding, we will limit the number of people that may occupy a rental unit. Following is a guide to the number of people that may occupy a unit. In certain properties, there may be a higher or lower limit because of certain unique characteristics such as size of the rooms, number of baths, etc.
  • 1 Bedroom and Studio Units – No more than two people
  • 2 Bedroom Units – No more than four people
  • 3 Bedroom Units – No more than six people
  • 4 Bedroom Units – No more than eight people

Limitations: Unfortunately, most properties do not allow smoking or pets. However, some of our properties do allow pets, so it is always good to ask.
