Rental Policy / How to Apply

What is Need to Rent an Apartment or Home?

  • PHASE 1: Application – Each adult 18 or over living in the home must complete a rental application form.  There is a $40/Adult over 18 years of age. Each adult MUST turn in and pay the application fee to be considered for a rental property.
  • PHASE 2: Documents – We will request documents that help us prove your income and rental history.
  • PHASE 3: Rental Agreement & Money – The security deposit must be paid by cashier’s check.  The rent for the remaining days of the month must also be paid by cashiers’ check. If the move-in date is after the 25th of the month, the following month’s rent must also be paid when signing the lease.

Whom Will We Rent to?
We will not discriminate based on race, color, creed, national origin, marital status, age, sex, source of income, or other form of discrimination prohibited by law. We do, however, have an obligation to accept only those applicants who are able to pay the rent, are willing to care for their residence, and are considerate of the rights of their neighbors. We screen applicants based on the following criteria:

• Amount of Income: As a general rule, gross monthly income should be at least three times the monthly rent. If your income is less, then we will still consider your application if you can demonstrate in some other manner that you will be able to pay the rent.

• Income Security: The length of time at a job, and/or the stability of other income sources. In general, we expect an applicant to have worked at the same job for at least a year, or we may require a higher security deposit.• Past Problems: We check previous landlords and run a credit and background report on every applicant. If we receive poor references, we will deny the application or may require a higher security deposit.

Limits on Number of Occupants: To avoid overcrowding, we will limit the number of people that may occupy a rental unit. Following is a guide to the number of people that may occupy a unit. In certain properties, there may be a higher or lower limit because of certain unique characteristics such as size of the rooms, number of baths, etc.

  • 1 Bedroom and Studio Units – No more than two people
  • 2 Bedroom Units – No more than four people
  • 3 Bedroom Units – No more than six people
  • 4 Bedroom Units – No more than eight people

Limitations: Unfortunately, most properties do not allow smoking or pets. However, some of our properties do allow pets, so it is always good to ask.
